Key Condo has extensive experience with wood-frame buildings, and we understand their susceptibility to rot if the building envelope is compromised. These vulnerabilities underscore the necessity of hiring an engineer for almost any major exterior project. Wood-frame buildings require specialized attention due to their unique challenges, and an engineer's expertise is invaluable in preserving their integrity.
Two significant projects that merit an engineer's involvement in wood-frame buildings are the replacement of vinyl membranes on balconies and window replacements. Balcony membrane replacement, typically needed every twenty years, demands correct installation to prevent rotting columns and joists. Similarly, window replacements, which occur approximately every 30 years, must be done correctly or you will risk suffering rot damage in your walls.
Time and again, Key Condo has onboarded new clients facing extensive rot damage that costs millions of dollars to repair due to improper installation of balcony vinyl membranes or windows a decade prior. It may seem more cost effective to hire the cheapest contractor to complete these scopes, but doing so may result in massive expenses down the line.
Leaky roofs are a recurring nightmare for many condos, even those with new roofs. To mitigate the chance of roof leaks, we highly recommend condos hire a roofing consultant or engineer for the tendering and project management of roof replacements. It is very likely that you will save money in the long-term by hiring a roofing consultant for roof replacements.
We hope your condo board finds these tips and tricks helpful!
Well said Dana.
One item I would add: Engineers frequently recommend annual roof inspections to keep an eye on minor issues before they lead to leaks. Any leak is expensive to remediate.
