Advocate for Quality in Multi-Family Building Construction

As the City of Calgary moves forward with rezoning properties to accommodate more housing, Key Condo advocates for a coincident conversation around quality in multi-family building construction.


Key Condo manages quite a few properties that were built during "boom" times. We see firsthand the amount of money and time that condo corporations need to invest into fixing developer deficiencies and we believe this is an unfair burden to condo unit owners. We need stricter oversight for developers, especially concerning building envelope and plumbing construction.


We strongly support the City of Calgary's Rezoning for Housing project. However, we need to ensure that housing is not only sustainable, but it is also safe and built to last. The current scenario where developers might prioritize speed and cost over quality is a gamble with the homes and investments of future Calgarians. Implementing more robust oversight during the rezoning process could mitigate these risks significantly.

As a consultant involved with building enclosures, I deal with this daily, and it not just the buildings put up during the boom. I sometimes joke to others in my field that if the buildings were constructed right, then we would not have a job.

 

Unfortunately, the scale of the  problem is larger than the all the IIBEC and ABEC members combined can solve.  The ratio of BE contractors to BE inspectors must be somewhere around 1,000 to 1.  We get called-daily- concerning problems with water issues with a building, whether it be roofs, walls or below grade waterproofing and what we see often does not even meet the building code.
